Daily photo updates from inside the unit

Five to twelve photos per working day, by 7pm.

You will not need to drive across town to know what was done today. A named project manager is in your unit five days a week and posts the day's work to a private portal. Useful when you live out of town, abroad, or simply at the office.

24-month warranty on everything we install

Tile, joinery, plumbing, electrical, waterproofing.

Condo work is harder to warrant: humid risers, shared walls, building movement. We warrant it anyway. Defects rectified within five working days of report — and yes, that includes a tile that lifts in month 22.

The single largest source of renovation arguments is undefined scope. Below is what we sign — to the comma. If something matters to you that isn't listed, ask before signing, not after.

Below is the typical week-by-week sequence for a full condo renovation. Scope and building complexity can extend this; we do not compress it.

The questions specific to condo work.

What you don't know about your building's rules is what delays a renovation. Below are the five questions we answer on every condo site visit.

We submit the application on your behalf within 48 hours of contract signing. It bundles: floor plan, scope summary, contractor licence (our CIDB G5), public liability cert (Allianz, RM 5m), and the building's standard renovation deposit. Most JMBs return approval within 5–10 working days; we have a working relationship with the buildings we operate in regularly (Mont Kiara, Bangsar, KLCC) which shortens this further.

Wet works = any tiling, waterproofing, or plumbing relocation that adds load or risks leakage into the unit below. Most buildings allow them only in original wet zones (kitchen, bathrooms, yard) and require a waterproofing membrane test before tile underlay. We do this test twice — once before tiling, once after — and a copy of the certificate goes to the JMB and into your handover folder.

Possibly. About 70% of internal condo walls are non-structural and can be removed with JMB approval. Structural walls (usually those along the unit's perimeter or around the column line) cannot be removed without a P.E. report and developer sign-off; in our experience the developer route is rarely worth pursuing on a strata-titled condo. We confirm which walls are which during the site visit, before quoting.

KL condo noise hours are typically 09:00–17:00 weekdays, 10:00–17:00 Saturdays, no Sundays or public holidays. Heavy demolition is usually restricted to 10:00–16:00 weekdays only. Our 12-week programme is built around these windows; we do not promise a 10-week build that depends on weekend hacking.

Your project manager books the service lift 48 hours in advance for any delivery over a single trolley. We use padded lift protection (supplied by us) and our own delivery crew — your security pass list is signed off on day one and updated through the portal. We do not lock the lift for your neighbours; we book it in 90-minute windows.
