Three specifications, in writing.

The three failure modes that ruin a renovation are cost, communication, and follow-through. Below is what we sign before the demolition starts.

Fixed-price contract

Issued before demolition. Variation orders only by signed change-request.

Our quote is the contract is the invoice. The price you sign is the price you pay; the only path to a higher number is a written, dated, counter-signed variation order initiated by you. We have not issued an unrequested cost overrun on a contract in 36 months.

Daily photographic log

Five to twelve photos every working day, posted to a private project portal by 7pm.

A named project manager is on site five days a week and is the single channel through whom every instruction flows. The portal also holds the live schedule, the materials list with current order status, and the signed drawings. You will know what was done today before you go to bed.

24-month workmanship warranty

Defects rectified within five working days of report, at no cost.

In writing, in the contract, with a defined response time. Plumbing leaks, electrical faults, joinery, tile, paint, and waterproofing are all covered. Owner-supplied materials are excluded; we will install them and we will inspect them, but we will not warrant them.

The single biggest cause of renovation regret is a contractor who started before the design was finished. We do not.

01 WEEK 0

Consult

60–90 minute site visit. We measure, photograph, and listen. No drawings drafted, no quote issued, no follow-up sales call.

02 WEEK 1–3

Design

Concept drawings, 3D visualisations, material library. Two rounds of revisions are included; further rounds are billed transparently.

03 WEEK 4

Quote

Fixed-price contract with line-item breakdown, contract programme, and payment schedule pegged to physical milestones — not dates.

04 WEEK 5–18

Build

Demolition, M&E, carpentry, finishes. Site supervised five days a week by a named PM. Daily photographic log to your portal by 7pm.

05 WEEK 19

Handover

Joint walkthrough with a written defects list. Items rectified before final payment is requested. Keys returned, portal archived.

06 MONTH 1–24

Warranty

24 months of contractual workmanship warranty. Defects rectified within five working days of report. Your PM remains your contact.

The five most-asked questions from initial consultations, answered plainly. The full FAQ — twenty-three answers — is linked at the bottom.

The contract sum is the only sum. The only path to a higher number is a written, dated, counter-signed variation order initiated by you — not by us. If we discover something behind a wall that changes the scope, we stop, document, present options with prices, and resume only after you sign. In 36 months we have not issued an unrequested cost overrun.
No. We collect a design fee at the start, which is fully credited against the contract on signing. The first construction-stage payment is collected only after demolition is complete and the M&E layout is approved on site.
The contract programme is signed alongside the contract price. Liquidated damages of RM 250 per working day apply against us beyond the agreed completion date, excluding delays attributable to client decisions or owner-supplied materials.
For full renovations, no — we do not recommend it and we discount the project programme for the assumption that we have unrestricted site access. For partial scopes (single bathroom, kitchen-only) we can phase the work to keep one bathroom or a temporary kitchenette operational.
We do. Owner-supplied materials are permitted but excluded from the workmanship warranty. We will install them and we will inspect them on receipt; we will not warrant a tile we did not specify.
