Three specifications, in writing.
The three failure modes that ruin a renovation are cost, communication, and follow-through. Below is what we sign before the demolition starts.
Fixed-price contract
Issued before demolition. Variation orders only by signed change-request.
Our quote is the contract is the invoice. The price you sign is the price you pay; the only path to a higher number is a written, dated, counter-signed variation order initiated by you. We have not issued an unrequested cost overrun on a contract in 36 months.
Daily photographic log
Five to twelve photos every working day, posted to a private project portal by 7pm.
A named project manager is on site five days a week and is the single channel through whom every instruction flows. The portal also holds the live schedule, the materials list with current order status, and the signed drawings. You will know what was done today before you go to bed.
24-month workmanship warranty
Defects rectified within five working days of report, at no cost.
In writing, in the contract, with a defined response time. Plumbing leaks, electrical faults, joinery, tile, paint, and waterproofing are all covered. Owner-supplied materials are excluded; we will install them and we will inspect them, but we will not warrant them.
Six stages, none of them skipped.
The single biggest cause of renovation regret is a contractor who started before the design was finished. We do not.
